'241 on Hay’ in Subiaco provides solution to high CDB commercial rents

01-Jul-2008

Located in the vibrant heart of Subiaco and just 2 minutes from the CBD, ‘241 on Hay’ is a new mixed-use development from Marchmont which will provide more than 730m2 of prime new office space to Perth’s highly competitive commercial leasing market.

Situated directly opposite ‘The Vic’ Hotel, 241 on Hay will be built in one of Subiaco’s most desirable, vibrant and visible locations. On the ground floor 284m2 has been designed over a split level plan with another 448m2 available on the first floor. The project is designed with the flexibility to be leased separately or combined to a single tenant.

In-line with the recent trend in Subiaco for mixed commercial/residential designs, the project’s creator, Marchmont, has produced a development with two levels of commercial capped by a level of luxury residential apartments. 241 on Hay epitomises Subiaco’s lively fusion of work and living.

Marchmont’s Sales and Marketing Manager Rebecca Gray stated “the office leasing marketing in Perth has been very competitive in recent times and we expect the commercial spaces at 241 on Hay to lease very quickly. We are already receiving enquiries from a number of businesses who are keen to move just outside of the CBD due to increasing rents and expect to have a pre-commitment in the next few months.”

The residential component of 241 on Hay will consist of 3 luxury apartments, all two bedrooms with ensuite plus study. Two of the apartments will have the added feature of a private balcony overlooking Hay Street with the rear apartment possessing a balcony in a more secluded south-west corner. These stylish apartments vary slightly in size from 113m2 to 119m2 and will be sold on completion.

241 on Hay provides secure basement parking for both commercial and residential tenants. Convenient street parking is also available at the door on Hay Street and in surrounding streets, and there are public car parks nearby. The area is also well serviced by public transport, with buses and the Subiaco train station a few minutes’ walk away.

Construction on the site is set to begin shortly and completion is set for mid 2009.
